A London based client asked us to restore a dilapidated home on this historic hill. I contracted a local surveyor to prepare a condition report on my clients behalf. I created a schedule of works based off the required repairs, my own site visits, the clients brief, and my suggested and agreed design.

This allowed the project to progress through tender. And after an interview process, a very good local contractor was appointed. They had experience in working on these 300 year old merchant homes.

The problems of rising damp and all over dampness was being caused by a lack of continued low heating and ventilation, in combination with a non-ventilated attic. The building was sweating at its head, and remaining cold at its base.

Covid lockdowns began and so only reparative works were carried out.

Ultimately, this project is remembered very fondly in our office. The house is very special. And we were glad that the client was left with a full set of measured drawings, a Condition Report and a Scope of Works us, the Architects, and the Bill of Quantities from the specialist builder’s QS.

That set holds all of the data the client needs to progress when they are ready.
