Our Client bought a property and wanted to maximise its potential.

This house was split into two properties.

 

Step by step process

We researched the local planning SPD, Supplementary Planning Documents, to understand what was acceptable and what would be granted.

The base area needed to be 130m2 for the council to allow this property to be split into two properties.

Existing Situation

Because this street was denoted as a “Street Under Stress” by the Council, a Pre-Application Advice meeting was arranged.

final Design

The ground floor entrance was split into two, facilitating a new door to the upper level new apartment.

The ground floor is a substantial two bed, and the upper flat is also a two bedroom.

In London’s tricky housing market, this is a good solution.
